Beachfront Properties in Fiji
Fiji beachfront real estate is in high demand by those seeking to invest in this tropical South Pacific paradise. The lure of soft sand beaches, swaying palm trees and warm blue ocean is strong, as it conveys all that one imagines of a South Seas location. There is no doubt that an ocean frontage offers a good lifestyle, enabling one to engage in swimming, snorkelling, boating and kayaking with ease.
Fiji beaches
Fiji has over 330 islands, some very large and some no more than a teardrop in the ocean. Most of the larger islands are volcanic, while some of the smaller ones are of coral limestone formation. Yet again, some have inner lagoons with fringing coral reefs, while others are open to the ocean. The size and the formation both affect the type of beachfront possible.
- The small coral islets with encircling reef usually have the idyllic soft white sand beaches that are picture-postcard perfect! These are often found in the island chains such as the Mamanucas and Yasawas. However, this is predominantly leasehold land and when available for sale is in the form of resort developments, whereby the investor satisfies various requirements for the landowner. This is usually in the form of a small percentage of profits, an annual lease fee, employment at the resort for the local villagers, purchase of locally grown produce, and occasionally with support such as helping with the building of a small school.
- The larger islands usually offer a variety of ocean frontage. Where rivers descend from the highlands into the ocean, the coastline is often mangrove-based. Where there is an offshore reef there is usually a beach, either coral sand or golden sand. Where there is no reef protection, waves are usually larger and sometimes good for surfing. Lagoons protected by reefs, on the other hand, see little wave action but offer good snorkelling opportunities.
- In large bays, such as Nadi Bay and Savusavu Bay, the beaches are sometimes a mixture of gold and dark brown, giving a muddier appearance, though whiter sand beaches are found in certain coves.
- On some islands of volcanic origin, there are even black sand beaches. On the island of Taveuni, for example, some beaches are white, some golden, and some black!
Beachfront property is always at a higher price than other land due to its natural attraction. Living right at the beach has certain advantages (especially if buying a resort in Fiji), but do not overlook the benefits of land that has oceanview rather than being at the water's edge.
